The project area is located around the eastern part of Vibeholmsvej between Vibeholms Allé, the Ring Motorway (Motorring 3), and the Vest Line railway. The area is bordered to the east by land owned by the Danish Road Directorate, to the south by land owned by Banedanmark, and to the west by two commercial properties.

The Vibeholm area is a fully developed commercial district primarily comprising small businesses within production and workshop activities, distribution, and services. The built environment is varied, featuring both older factory and workshop buildings as well as more modern office and service-oriented buildings.

The area is undergoing transformation with refurbishments and new developments for office and service use. The neighbouring area, Priorparken (formerly NKT), is likewise a commercial area currently being redeveloped.
